With over 20 years of commercial real estate & legal experience, Delia brings value add to every investor by: (1) avoiding transaction surprises by identifying & addressing property issues before an investor commits to listing a property for sale or closing on an acquisition; (2) conducting an organized and properly documented due diligence review and acquisition/disposition process; (3) sharing new findings with with her clients for underwriting; (4) maintaining efficient communication between the parties to make sure the correct message is being delivered, that any issues have been addressed, and that the transaction closes on time; (5) offering professional assistance and guidance throughout the entire process; and (6) providing a closing binder documenting the entire process.
Delia offers an organized, thorough & diligent review of all the due diligence materials and identifies any discrepancies and missing documentation. She also identifies historical & current financial and property issues (red flags), makes sure they have been addressed, shares any new findings with your team for underwriting, and serves as liaison between all the parties in a transaction to maintain efficient communication and a smooth closing process. All of this process is documented by using proprietary forms that have been customized over the years.
Background & Experience
Delia Feliciano has more than 20 years of experience in the commercial real estate industry. She started her career as a paralegal for several law firms and a master planned development community. From that early experience to today, she has developed her due diligence and closings specialty in the acquisition, disposition and refinancing of real estate while working with a number of prominent real estate development and property management firms. Before joining NAI Cascade, Delia was associated with two of the Pacific Northwest's largest real estate developers and investment property owners, ScanlanKemperBard Companies (SKB) and Pacific Realty Associates, L.P. (PacTrust). Delia has managed the due diligence & closing process for over $2 billion of commercial real estate transactions nationwide, from single tenant buildings to multi-tenant, portfolios, multi-property type and multi-state transactions. Delia's extensive experience includes acquisitions, dispositions, development, refinance and asset management of office, retail, industrial, land, investments, and multi-family. With all of her experience and attention to detail, Delia turns listings as fast as possible and there aren't many problems or challenges that arise that Delia hasn't dealt with before. Her approach is thorough and painstakingly detailed. Delia is also bilingual (English & Spanish).
